Ladner moves are mostly whole family houses and townhomes, from heritage homes near the village to farm properties. We plan the truck's spot under Delta's street rules, and for the garages, sheds and barns that need emptying. Locally owned, with better labour prices than the big franchises, no hidden fees, and we answer our own phones.
Ladner is a neighbourhood within the City of Delta, BC.
Ladner is Delta's village community on the south arm of the Fraser River, and it is mostly houses. In the 2021 Census, Statistics Canada's Ladner population centre had about 23,000 people in 9,030 homes: 53% were single-detached houses, 19% low-rise apartments and 10% row houses. Only about one household in five rents (21%), and about one resident in ten had moved in the year before.
Around the village centre are heritage homes on narrower streets, then family houses and townhomes, then farmland at the edges. Garages and sheds are common, so it pays to decide what's coming with you and what isn't before moving day.
Heritage homes near the village. Streets are narrower around the village centre. Tell us where a truck can stop near your door.
Family houses and townhomes. Most Ladner moves are whole houses, and garages and sheds fill up. Tell us what's in them, and whether it's coming.
Townhouse complexes. Ask the strata where a moving truck can stop.
Farm properties. Tell us how far the shed or barn is from where the truck can park, and whether the lane is gravel.

As a rough guide, a one-bedroom move takes 3 to 4 hours, a two-bedroom 4 to 6 hours and a three-bedroom 6 to 9 hours. If you need to cancel a booked move, the deposit isn't refunded, but it can be moved to a new date.
Condo moves: you book the elevator and loading bay with your building. If your strata charges a fee for the move, BC's Strata Property Regulation allows a fee for using common property only when it is reasonable and set out in a bylaw or a ratified rule (section 6.9, checked 1 October 2026).
Ladner runs on the City of Delta's rules. Delta's Highway Use Permit covers work within the road, including storage bins placed on the road, so if you're using a moving or storage container, ask Delta Engineering (604-946-3260) first. Around the village centre the streets are narrower; tell us where a truck can legally stop.
Westham Island is reached by its own bridge. During bridge work in 2023, the City asked island residents to have their waste out by 7 a.m., ahead of daytime closures. If you're on the island, tell us, so we can plan around the bridge.
Ladner sits just south of the George Massey Tunnel. Moves to or from Richmond and Vancouver go through it, or around by the Alex Fraser Bridge for taller vehicles, because the tunnel has a posted height restriction. Peak crossings are slow, so we schedule around tunnel traffic; timing affects how long an hourly move takes, not the price. Tsawwassen and North Delta are short drives (movers in Tsawwassen, movers in Delta). Local moves are priced by the size of the home, as the table above shows, with no travel fee.
We also move households within BC and to Alberta. Long-distance moves within BC currently run $2,000 to $9,000, and moves to Alberta $3,000 to $10,000, depending on the size of the home and the distance.
