Junk removal in Ladner: what to know

Ladner is Delta's village community on the south arm of the Fraser River. The City calls Ladner Village "Delta's only waterfront village", and it is working through a long-running revitalization along the Chisholm Street and Elliott Street wharves. Around the village are heritage homes, then family houses and townhomes, and farmland at the edges.

Homes here tend to come with garages, sheds and generous yards, so garage cleanouts, yard waste and furniture removal are the usual calls. Ladner is on the City of Delta's rules: each household on curbside collection gets four large items a year through the City's Large Item Pick-Up, and Ladner's own Spring Clean-Up day. Both collect from the curb, and the large-item program won't take renovation materials or yard waste. The full City rules are on our Delta page.

Westham Island, reached by its own bridge off Ladner, is on Ladner's collection route, and we serve it too.

The jobs we get called for in Ladner

Garage and shed cleanouts

The most common Ladner call. A garage cleanout is one flat rate, whatever is in it, with the dump fees included, and scrap metal and appliances in the pile go free.

Yard waste the City won't take

Delta's large-item program refuses yard trimmings, dirt, rock and sod. We load and haul branches, hedge trimmings, sod and soil; soil is priced differently from light trimmings because it is so much heavier.

Heritage homes near the village

In an older house, tell us about the stairs and doorways when you book so we send the right crew. We carry everything out, with no extra charge for the stairs.

Furniture past the four-item limit

Four City pick-ups a year go quickly when you're moving or clearing a house. Anything beyond that, or anything that has to come out of the house rather than off the curb, is one visit for us.

Ladner housing and the areas we cover

Around the village. Heritage homes near the historic village centre.

Family houses and townhomes fill most of Ladner, and they are where garages, sheds and side yards fill up.

The farm edges and Westham Island. Properties toward the farmland at Ladner's edges, and on Westham Island across its bridge.

What moves the price in Ladner

How much there isFrom a single item at the curb up to a full truck, as the table shows.

Getting a truck to your door in Ladner

The tunnel. Ladner sits just south of the George Massey Tunnel. Jobs that also involve Richmond cross it, and timing around the tunnel affects how long a job takes, not what it costs.

Westham Island. Tell us if you're on the island so we can plan around the bridge.

Farm lanes and driveways. For a property toward the farmland, tell us how far the shed or barn is from where the truck can park, and whether the lane is gravel.

How to get ready for the crew in Ladner

None of this is required — we do the lifting. Each one either saves you money or saves us a surprise on the day.

  • For one or two bulky items you can get to the curb, the City's Large Item Pick-Up may cover it: book with Remple Disposal at (604) 835-1792, up to four items a year.
  • Ladner's Spring Clean-Up, the City's once-a-year extra curbside pick-up, was on March 31 in 2026. Check the City's page for next year's date.
  • Set aside drywall, anything that may contain asbestos, paint, fuel and chemicals; we don't take them. Empty propane tanks can go with the load.
  • Photograph the pile and the route out, and attach the photos to your quote request.

Where Ladner junk actually goes

Ladner is in Delta, and the nearest public facility is the Vancouver Landfill at 5400 72nd Street, also in Delta. It's a City of Vancouver facility, so it charges under Vancouver's schedule, shown in the fee table above, and it takes residents' used drywall.

Dump fees are included in our price, so none of these charges shows up as a separate line on your bill.

What can’t just go in the truck

Metro Vancouver bans certain materials from the garbage stream and surcharges any load that contains them, at every facility serving Ladner. That is the main reason two loads of the same size can cost different amounts: sorting before we tip is what keeps the disposal half of your quote down. Tell us if any of these are in the pile and we will plan the load around them.

Recyclables that can't ride along in the garbage

These are banned from the garbage stream because they have somewhere better to go. Most are surcharged once they pass a share of the load, so separating them before the truck is tipped is what keeps a load cheap.

  • Beverage containers, except milk product containers
  • Glass, metal, recyclable plastic and composite containers
  • Corrugated cardboard
  • Recyclable paper
  • Yard trimmings
  • Food waste
  • Clean wood
  • Expanded polystyrene packaging

When it costs extra: Most are surcharged above 5% of the load, with all banned materials combined capped at 5%. Food waste is allowed to 25% and expanded polystyrene to 20%, and those two are excluded from the combined total.

Hazardous and operational-impact materials

These are restricted because they are dangerous to handle or they damage the facility. One item is enough for a surcharge (at least $80 at Metro Vancouver facilities), plus the potential cost of removal, clean-up or remediation.

  • Propane tanks
  • Liquids and sludge, and any liquid container 205 L or larger
  • Gypsum (drywall) and mattresses, which have their own rates
  • Automobile bodies and parts
  • Wire, hose, rope and cable over 1 metre long
  • Inert fill — soil, sod, gravel, concrete and asphalt — over 0.5 cubic metres per load
  • Single objects over 100 kg, 2.5 m long or 1.2 m wide (1.0 m at the Waste-to-Energy Facility)
  • Railroad ties and creosote-treated wood
  • Giant hogweed, daphne/spurge laurel and devil's club, taken only at the Waste-to-Energy Facility
  • Hazardous waste as defined by the BC Hazardous Waste Regulation

When it costs extra: Surcharged if a single item is found in the load, plus any remediation cost.

Product stewardship materials with their own return programs

BC's Recycling Regulation gives these their own take-back programs, so they are banned from garbage loads at the facilities. Most can be returned free at a depot, which is usually cheaper than paying to dispose of them.

  • Paint and paint containers
  • Solvents, flammable liquids and gasoline
  • Pesticides
  • Oil, oil filters, oil containers and lubricating oils
  • Antifreeze and its containers
  • Lead acid batteries
  • Pharmaceuticals and medications
  • Electronics and electrical products, including metal household or commercial appliances
  • Tires

When it costs extra: Surcharged if a single item is found in the load, plus any remediation cost.

Transparent pricing

One price, dump fees included.

As a new, locally-owned business, we keep our labour rates competitive to earn your trust — better prices than the big franchises.

Labour — the crew

Our crews do the lifting, carrying, and loading. Because we are locally owned and not paying for a national franchise name, our labour rates run below the big brands. You get the same work done for less.

Dump fees — included

The price is set by how much junk there is and what kind it is. The dump and recycling fees are already in it, so there is no separate disposal charge on your bill, and no extra charge for stairs or upper floors.
