Junk removal in North Vancouver: what to know

North Vancouver is two municipalities that share a name: the City of North Vancouver, a compact, dense area around Lonsdale, and the District, which wraps around it and climbs the mountains from Capilano across to Deep Cove. Most people do not distinguish between them, and for a junk job it rarely matters administratively — but it matters geographically, because the District is where the terrain gets serious.

Grade is the defining North Shore factor. Upper Lonsdale, Lynn Valley, Braemar, Deep Cove and the Capilano slopes have steep driveways, homes built down the hill with the entrance at the top, and long internal stair runs. A pile that would be a two-person job on flat ground in Richmond is routinely a three-person job here, and that is what a North Vancouver quote reflects.

Disposal is straightforward but singular: the North Shore Recycling and Waste Centre at 30 Riverside Drive is the only regional facility on the North Shore, serving both North and West Vancouver. It has one genuinely unique feature — it is the only Metro Vancouver centre that accepts mixed organics in quantities over 100 kg per load. Everywhere else caps them at 100 kg.

The other constant is the bridges. Anything that leaves the North Shore crosses the Lions Gate or the Ironworkers, and at peak that is slow. Where a job is flexible on timing, we schedule around the crossings.

The jobs we get called for in North Vancouver

Hillside basement and lower-floor clearouts

The defining North Vancouver job. Homes in Upper Lonsdale, Lynn Valley and Blueridge are often built down the slope, so a basement clearout means carrying up two or three flights to reach the truck rather than out a door. We size the crew for that rather than taking twice as long with too few people.

Steep driveway pickups

Steep, and in this climate frequently wet. A loaded truck on a steep wet driveway is a genuine risk to the surface and to the crew, so we plan the approach rather than improvising. Tell us about the grade when you call.

Yard waste and storm debris

Large treed lots across Capilano, Edgemont, Lynn Valley and Blueridge generate a lot of green material, and windstorms add to it. Yard trimmings and clean wood are charged at a much lower rate than garbage and are banned from general loads above a small share, so separating them is the main saving available.

Lower Lonsdale apartment clearouts

Newer buildings near the SeaBus usually have a proper loading bay and a bookable elevator. Older walk-ups do not — tell us the floor and whether there is a lift, because a four-storey walk-up is a completely different job from a tower.

Deep Cove and waterfront access jobs

Narrow lanes, tight parking and heavy summer traffic. A weekday outside peak season is far easier for a truck. Tell us where a truck can legally stop.

Free appliance, scrap metal and vehicle pickup

Appliances, scrap metal and end-of-life vehicles are free pickups. Appliances and electronics are banned from general garbage, so an old fridge in a mixed load adds a minimum $80 surcharge to the load rather than just costing a disposal fee.

Commercial and property management

North Vancouver's commercial work concentrates along the Riverside Drive and Marine Drive industrial strip, the retail and office stock through Lower and Central Lonsdale, and property managers handling the growing Lower Lonsdale apartment inventory. We can invoice per unit or per building for strata and property management work. For construction clients, the practical advantage is that the North Shore centre is close to the Riverside strip — though anything that has to leave the Shore crosses a bridge, so timing matters on multi-trip jobs.

North Vancouver housing and the areas we cover

Lower Lonsdale is the dense end: newer mid-rise and tower stock near the SeaBus with proper loading bays, plus older walk-up apartments where everything comes down on foot. Central Lonsdale mixes apartments with older detached housing on a grid that is walkable but steep in places.

Upper Lonsdale, Grand Boulevard and Lynn Valley are established detached neighbourhoods on genuinely steep ground. Many homes here are built into the slope, so the front door is at the top and the living space runs down — which means material comes up to reach the truck.

Edgemont, Capilano and Pemberton Heights sit on the western slopes below Grouse, with larger lots and mature trees. Blueridge, Seymour and Dollarton run east toward the park, and Deep Cove adds narrow waterfront lanes and extremely tight parking, especially in summer.

Norgate and Marine Drive hold the flatter post-war stock and the light-industrial strip along Riverside Drive, which is where the North Shore's disposal infrastructure sits.

What moves the price in North Vancouver

Two loads of the same size can be quoted differently. These are the things that change the number, in roughly the order they matter.

FactorWhat it does to the quote
Grade and stairsNo extra charge for stairs. If material comes up two or three flights from a hillside home, tell us when you book so we bring the right crew.
Driveway steepness and weatherA steep wet driveway changes the approach and sometimes the vehicle. It is a planning question, not a surcharge.
Volume — how much of the truck it fillsPriced by the fraction of the truck used, from a single item to a full load.
Weight and materialFacilities charge by the tonne, so dense loads cost more to dispose of than bulky light ones.
Yard waste kept separateThe main saving on treed North Shore lots. Yard trimmings and clean wood have a much lower rate than garbage.
Restricted and surcharged itemsMattresses, paint and appliances are priced separately or banned from general garbage. Drywall we do not haul at all.

Getting a truck to your door in North Vancouver

Grade. This is the North Shore factor and it is the main thing that sizes a crew. Steep driveways, homes built down the slope, long internal stair runs. Tell us about it when you book — we would rather send an extra pair of hands than risk a surface or a back.

Carrying up, not out. On a hillside home the truck is usually above the material. That reverses the usual assumption and roughly doubles the effort per item.

Bridges. Anything leaving the North Shore crosses the Lions Gate or the Ironworkers, and peak crossings are slow. Flexible timing genuinely shortens a job here.

Deep Cove. Narrow lanes, very tight parking, and heavy summer visitor traffic. Weekdays outside summer are much easier.

Walk-ups. Older Lonsdale apartment stock includes buildings with no elevator. Tell us the floor and whether there is a lift.

Wet weather. The North Shore gets more rain than the rest of the region. A steep driveway that is fine in August is a different proposition in November, and we plan for it.

How to get ready for the crew in North Vancouver

None of this is required — we do the lifting. Each one either saves you money or saves us a surprise on the day.

  • Tell us about grade: how steep the driveway is, and whether material has to come up from a lower floor. This is the main thing that sizes the crew here.
  • For an apartment, say whether it is a newer building with a loading bay or an older walk-up with no elevator, and which floor.
  • Keep yard trimmings and clean wood separate. They have a much lower rate and are banned from general loads above a small share.
  • Set drywall aside — we do not haul it. The facility rates below show what it costs to take in yourself.
  • Pull fuel cans and anything with fuel in it out of the pile and point them out. Just one in a garbage load brings a minimum $80 surcharge, plus any clean-up cost. Empty propane tanks can go with the load.
  • Set paint, solvents, oil, antifreeze and batteries aside — free return programs exist and they should not be in a paid load.
  • Keep scrap metal separate; we take it free rather than charging disposal on it.
  • Wrap mattresses and box springs if you can. They are charged per unit and capped at four per load.
  • In Deep Cove, tell us where a truck can legally stop — and consider a weekday outside summer.
  • If timing is flexible, say so. Avoiding a peak bridge crossing shortens the job.
  • Photograph the pile and the approach, including the driveway, and send it with your quote request.

Where North Vancouver junk actually goes

The North Shore Recycling and Waste Centre at 30 Riverside Drive is the only regional facility on the North Shore, and it serves both North and West Vancouver. That makes disposal simple here — there is no choosing between sites — but it also means everything funnels to one place.

It has one distinction worth knowing: it is the only Metro Vancouver centre that accepts mixed organics in quantities greater than 100 kg per load. Every other regional facility caps mixed organics at 100 kg. On a large property or storm-cleanup job, that is a real practical advantage.

North Vancouver loads are billed under Metro Vancouver's schedule: garbage under a tonne at $182 per tonne capped at $167 per load, yard trimmings and clean wood at $139 per tonne with a $10 minimum, and mattresses at $20 each up to four per load. Drywall is not something we haul, so it never appears in a quote from us.

The peak-hour rule does apply here. Metro Vancouver charges a higher minimum between 10am and 2pm on weekdays at the North Shore centre — the exemption covers Central Surrey, Langley and Maple Ridge, not the North Shore. That matters if you take a load there yourself; our price is the same at any time of day.

On treed North Shore lots, separating yard waste is almost always the single biggest saving available: $139 per tonne against $182, and green material is banned from general garbage above a small share anyway.

Dump fees are included in our price, so none of these charges shows up as a separate line on your bill. Usable items are sometimes donated, but we don't promise it, and we publish no diversion rate we cannot evidence — recyclable and stewardship material is separated because the facilities surcharge loads containing it, and because those return programs are free.

What can’t just go in the truck

Metro Vancouver bans certain materials from the garbage stream and surcharges any load that contains them, at every facility serving North Vancouver. That is the main reason two loads of the same size can cost different amounts: sorting before we tip is what keeps the disposal half of your quote down. Tell us if any of these are in the pile and we will plan the load around them.

Recyclables that can't ride along in the garbage

These are banned from the garbage stream because they have somewhere better to go. Most are surcharged once they pass a share of the load, so separating them before the truck is tipped is what keeps a load cheap.

  • Beverage containers, except milk product containers
  • Glass, metal, recyclable plastic and composite containers
  • Corrugated cardboard
  • Recyclable paper
  • Yard trimmings
  • Food waste
  • Clean wood
  • Expanded polystyrene packaging

When it costs extra: Most are surcharged above 5% of the load, with all banned materials combined capped at 5%. Food waste is allowed to 25% and expanded polystyrene to 20%, and those two are excluded from the combined total.

Hazardous and operational-impact materials

These are restricted because they are dangerous to handle or they damage the facility. One item is enough for a surcharge (at least $80 at Metro Vancouver facilities), plus the potential cost of removal, clean-up or remediation.

  • Propane tanks
  • Liquids and sludge, and any liquid container 205 L or larger
  • Gypsum (drywall) and mattresses, which have their own rates
  • Automobile bodies and parts
  • Wire, hose, rope and cable over 1 metre long
  • Inert fill — soil, sod, gravel, concrete and asphalt — over 0.5 cubic metres per load
  • Single objects over 100 kg, 2.5 m long or 1.2 m wide (1.0 m at the Waste-to-Energy Facility)
  • Railroad ties and creosote-treated wood
  • Giant hogweed, daphne/spurge laurel and devil's club, taken only at the Waste-to-Energy Facility
  • Hazardous waste as defined by the BC Hazardous Waste Regulation

When it costs extra: Surcharged if a single item is found in the load, plus any remediation cost.

Product stewardship materials with their own return programs

BC's Recycling Regulation gives these their own take-back programs, so they are banned from garbage loads at the facilities. Most can be returned free at a depot, which is usually cheaper than paying to dispose of them.

  • Paint and paint containers
  • Solvents, flammable liquids and gasoline
  • Pesticides
  • Oil, oil filters, oil containers and lubricating oils
  • Antifreeze and its containers
  • Lead acid batteries
  • Pharmaceuticals and medications
  • Electronics and electrical products, including metal household or commercial appliances
  • Tires

When it costs extra: Surcharged if a single item is found in the load, plus any remediation cost.

Questions

Straight answers

How much does junk removal cost in North Vancouver?

One price with the dump fees included, based on how much junk there is and what kind; the ranges are in the pricing table above. Hillside stairs don't add to it, though they help us decide how many people to send.

Where does junk from North Vancouver go?

To the North Shore Recycling and Waste Centre at 30 Riverside Drive, which is the only regional facility on the North Shore and serves both North and West Vancouver.

Can you handle a steep driveway or a house built down the slope?

Yes, and it is the main thing to tell us when you book. Homes in Upper Lonsdale, Lynn Valley and Blueridge are often built into the hill, so material comes up to reach the truck rather than out a door. We size the crew for that. A steep driveway in wet weather also changes the approach, and we plan it rather than improvise.

Do you take yard waste and storm debris in North Vancouver?

Yes, and it is usually the biggest saving available here. Treed North Shore lots generate a lot of green material, and yard trimmings and clean wood are $139 per tonne against $182 for garbage — plus they are banned from general loads above a small share. The North Shore centre is also the only Metro Vancouver facility that takes mixed organics in quantities over 100 kg per load.

Is North Vancouver the City or the District?

Both, and we serve all of it. The City is the compact area around Lonsdale; the District wraps around it and climbs from Capilano across to Deep Cove. For a junk job the practical difference is terrain — the District is where the grade gets serious.

Do the bridges affect my booking?

They affect how long a job takes. Anything leaving the North Shore crosses the Lions Gate or the Ironworkers, and peak crossings are slow. If your timing is flexible, tell us — scheduling around the crossings shortens the job.

Can you clear an apartment in Lower Lonsdale?

Yes. Newer buildings near the SeaBus usually have a loading bay and a bookable elevator — book both and give us the window. Older Lonsdale walk-ups have no lift at all, so tell us the floor: a fourth-floor walk-up is a completely different job from a tower.

Is it cheaper to book at certain times in North Vancouver?

No. Our price is the same at any time of day, with the dump fees included. The time only matters if you take a load in yourself: Metro Vancouver charges a higher minimum between 10am and 2pm on weekdays at the North Shore centre; the exemption covers Central Surrey, Langley and Maple Ridge only. Avoiding a peak bridge crossing does shorten the job.

Which parts of North Vancouver do you serve?

All of it — Lower and Central Lonsdale, Upper Lonsdale, Grand Boulevard, Lynn Valley, Deep Cove, Seymour, Blueridge, Dollarton, Capilano, Edgemont, Pemberton Heights and Norgate. In Deep Cove, tell us where a truck can legally stop; the lanes are narrow and summer parking is very tight.

What can't you take from a North Vancouver property?

Anything banned from general garbage: full propane tanks, fuel, paint, solvents, pesticides, oil, antifreeze and lead acid batteries, all of which have free return programs. Appliances, electronics and tires are banned too. We pick up appliances free, tires are priced like the rest of your load, and electronics go through our e-waste pickup, which is priced separately.
