Moving in Richmond: what to know

Richmond is a mix of houses, townhouses and newer towers. In the 2021 Census, 30% of its homes were single-detached houses, 20% row houses, 23% low-rise apartments and 19% in buildings of five or more storeys. About 29% of households rent, and roughly 27,000 residents had moved in the year before.

Two things set a Richmond move apart. The ground is flat, so steep driveways simply aren't a factor. And everything leaves the island by bridge or tunnel, so timing matters more here than anywhere else in the region.

Homes and buildings: moving day in Richmond

City Centre towers. Newer buildings, so usually a proper loading bay, but it's still booked, and some underground bays have a height limit. Book your window with the building, then give us the window and the clearance.

Townhouse complexes. Visitor parking is often limited. Ask your strata where a moving truck can stop, and tell us how far that is from your door.

Houses. Much of Richmond's detached housing is post-war bungalows or newer infill with a driveway and a garage, on flat ground, so there are no steep driveways to plan around.

Farm properties. Properties in the Agricultural Land Reserve can have long, soft or gravel approaches. A loaded truck on soft ground is how a driveway gets damaged, so tell us in advance.

What every Richmond move includes

  • Moving blankets and plastic wrap for furniture, dollies and straps for heavy pieces, and floor protection.
  • Beds, tables and other furniture taken apart where needed and put back together at the new place.
  • A crew sized to your home: usually 2 movers for a studio or one-bedroom, 3 for two or three bedrooms, and 4 for larger homes.
  • No travel fee, and no extra charge for stairs, a long carry or a building without an elevator.
  • Moves 7 days a week. A few days' notice is usually enough.
  • Boxes and supplies for sale: cardboard and wardrobe boxes, mattress and TV covers, tape, packing paper and bubble wrap.
  • Storage if there's a gap between moving out and moving in.
  • Anything you're not taking hauled away in the same booking.

As a rough guide, a one-bedroom move takes 3 to 4 hours, a two-bedroom 4 to 6 hours and a three-bedroom 6 to 9 hours. If you need to cancel a booked move, the deposit isn't refunded, but it can be moved to a new date.

Condo moves: you book the elevator and loading bay with your building. If your strata charges a fee for the move, BC's Strata Property Regulation allows a fee for using common property only when it is reasonable and set out in a bylaw or a ratified rule (section 6.9, checked 1 October 2026).

Parking the moving truck in Richmond

Most Richmond houses have a driveway, so the truck can often load right at the door, and in City Centre towers the building's loading bay is the place to load.

The City of Richmond's Street Use for Special Purposes page lists a permit for placing moving and storage containers on a road or boulevard (form TO-7), and a lane-closure request needs at least 5 business days' notice. It doesn't list a separate permit for parking a moving truck at the curb.

In Steveston's village core, parking is genuinely tight in summer; a weekday outside peak season is much easier for a truck.

Before moving day in Richmond

  • If your timing is flexible, say so. A Richmond move crosses a bridge or the tunnel, and avoiding peak hours shortens an hourly move.
  • In a City Centre tower, book the elevator and loading bay, check the underground height limit, and send us both.
  • Clearing out first? The City's Large Item Pick Up takes up to six large household items a year from homes with City collection; book by 4 pm on the Thursday the week before your garbage day. Some condos and apartments are exempt.
  • Separated recyclables can go to the City's recycling depot on Lynas Lane.
  • In Steveston, tell us about street width and parking, especially in summer.

Moving to or from Richmond

Everything leaves Richmond by bridge or tunnel. Moves north into Vancouver cross the Fraser's north arm; moves south to Delta and Surrey go through the George Massey Tunnel or over the Alex Fraser Bridge, and the tunnel has a posted height restriction that sends taller vehicles over the Alex Fraser instead. Peak crossings are slow, so timing affects how long an hourly move takes, not the price. Local moves are priced by the size of the home, as the table above shows, with no travel fee.

Leaving the region? We move households within BC and to Alberta. Long-distance moves within BC currently run $2,000 to $9,000, and moves to Alberta $3,000 to $10,000, depending on the size of the home and the distance.

Questions

Straight answers

How much do movers cost in Richmond?

Richmond moves are priced by the size of the home; bridge and tunnel timing changes how long an hourly move takes, not the rate. A studio or one-bedroom move is a flat $599, and a 20% deposit ($120) books the date. Two-bedroom homes run $800 to $1,400 and three-bedroom homes $1,200 to $2,000; hourly moves are $120 to $180 an hour for 2 movers and a truck. There is no travel fee.

Does the Massey Tunnel affect a Richmond move?

It can. The tunnel has a posted height restriction that sends taller vehicles over the Alex Fraser Bridge instead, and peak crossings are slow. If your timing is flexible, tell us and we plan around the crossings.

Do I need a permit to park a moving truck in Richmond?

The City's street-use page doesn't list a permit for parking a moving truck at the curb, and most Richmond houses have a driveway. A moving or storage container left on a road or boulevard does need the City's container permit (form TO-7). In City Centre towers, book the loading bay.

Can Richmond's Large Item Pick Up take things I'm not moving?

Often, yes. Homes with City collection can have up to six large household items a year picked up; book by 4 pm on the Thursday the week before your garbage day. Some condos and apartments are exempt. Anything else, we can haul away in the same booking.

Do you move from Richmond to the Interior or Alberta?

Yes. Long-distance moves within BC currently run $2,000 to $9,000, and moves to Alberta $3,000 to $10,000, depending on the size of the home and the distance. We don't move households beyond Alberta.
