Junk removal in Langley: what to know

"Langley" is two municipalities, and knowing which one you are in changes the job. The City of Langley is small, dense and central — about ten square kilometres around the Langley Bypass and Willowbrook. The Township of Langley wraps around it and is about thirty times larger, running from Walnut Grove on the Fraser down to the US border and east to Aldergrove. A pickup in Walnut Grove and a pickup in Aldergrove are a long way apart.

That distance matters more here than almost anywhere else we work, because Langley's regional disposal facility is at the far eastern edge. The Langley Recycling and Waste Centre sits at 1070 272nd Street in Aldergrove — close if you are in Aldergrove or Fernridge, a genuine run if you are in Walnut Grove or Willoughby. We factor that into routing rather than pretending every Langley address is the same.

If you take a load in yourself, one Langley detail is worth knowing: the peak-hour minimum charge does not apply at the Langley centre. Metro Vancouver charges more for a drop-off between 10am and 2pm on weekdays at most of its facilities, but Langley, Central Surrey and Maple Ridge are exempt.

The work itself splits between fast-growing suburban Willoughby and Walnut Grove — townhouse complexes, new subdivisions, ordinary household clearouts — and the acreage belt through Milner, Salmon River, Campbell Valley and Fernridge, where properties come with barns, workshops and decades of accumulated equipment.

The jobs we get called for in Langley

Acreage, barn and outbuilding clearouts

The most distinctively Langley job. Properties through Milner, Salmon River, Campbell Valley and Fernridge come with barns, workshops, equipment and decades of accumulated metal. Tell us about gravel access, long driveways, soft ground and anything unusually heavy before the day so we bring the right truck and crew. Most of the metal leaves as free scrap rather than paid garbage.

Garage and shed cleanouts

Murrayville, Brookswood and Walnut Grove garages hold the usual decades of paint, tires, oil and yard equipment. Almost none of that belongs in a general load — tires, paint, oil and antifreeze all have free return programs, and one of them found in a mixed load brings a minimum $80 surcharge.

Townhouse clearouts in Willoughby

Willoughby's complexes have no loading bay and tight visitor parking, so the constraint is where a truck can legally stop and how far that is from your door. That carry is the biggest variable in the quote. Tell us when you book and we plan around it.

Yard waste and property clearing

Large Langley lots generate a lot of green material. Yard trimmings and clean wood are charged at a much lower rate than garbage and are banned from general loads above a small share, so keeping them separate is the main saving available on a property job.

Renovation and construction debris

Langley builds constantly, and we clear the debris — tile, lumber, flooring, old cabinets and fixtures. Drywall and asbestos we do not take; residents can take used drywall from their own home, double-bagged, to a Metro Vancouver recycling and waste centre or the Vancouver Landfill in Delta. Concrete, soil and other inert fill is restricted above half a cubic metre per load, so a demolition load usually needs splitting. There is a concrete recycler on 102B Avenue, which helps.

Free appliance, scrap metal and vehicle pickup

Appliances, scrap metal and end-of-life vehicles are free pickups. On acreage properties this is often most of the job — old machinery, farm equipment and vehicles that have been sitting for years leave at no disposal cost.

Commercial and property management

Langley's commercial work spreads across the Gloucester and 200th Street industrial areas, the retail along the Langley Bypass and 200th, agricultural operations through the Township, and property managers handling the fast-growing Willoughby townhouse inventory. We can invoice per unit or per building for strata and property management work. For construction and demolition clients, the concrete recycler on 102B Avenue and the pallet operation on 256th Street mean sorted loads have somewhere close to go.

Langley housing and the areas we cover

Willoughby and Walnut Grove are where most of Langley's recent growth has gone: dense townhouse complexes, newer detached subdivisions and a growing band of low-rise apartments. Townhouse complexes are the awkward ones — no loading bay, limited visitor parking and often a long carry from the unit to wherever a truck can legally stop.

The City of Langley proper is older and more compact, with modest detached lots, rental apartment stock around Willowbrook, and the commercial strip along the Bypass.

Murrayville, Brookswood and Fort Langley are established detached neighbourhoods with mature lots, real driveways and full garages — the classic garage-cleanout profile. Fort Langley adds a heritage village core with narrow streets and tight parking, especially on summer weekends.

Then there is the acreage belt: Milner, Salmon River, Campbell Valley, Fernridge and the land around Aldergrove. Large properties, long gravel driveways, barns and outbuildings, and the kind of accumulated metal and machinery that leaves as scrap rather than garbage.

What moves the price in Langley

Two loads of the same size can be quoted differently. These are the things that change the number, in roughly the order they matter.

FactorWhat it does to the quote
The carry from outbuildingsNo extra charge for the carry. On acreage, tell us how far the barn or workshop is from where the truck can park so we plan the crew.
Volume — how much of the truck it fillsPriced by the fraction of the truck used, from a single item to a full load.
Weight and materialFacilities charge by the tonne, so dense loads cost more to dispose of than bulky light ones.
Yard waste kept separateThe main saving on large Langley lots. Yard trimmings and clean wood have their own much lower rate.
Scrap metal kept separateOften most of an acreage job. Metal is a free pickup for us rather than a disposal charge.
Restricted and surcharged itemsMattresses, paint and appliances are priced separately or banned from general garbage. Drywall we do not haul at all.

Getting a truck to your door in Langley

Which Langley. Tell us whether you are in the City or the Township, and roughly where. Walnut Grove to Aldergrove is a long run, and it affects both scheduling and the haul to the facility.

Gravel and soft ground. Acreage driveways through Milner, Salmon River and Campbell Valley can be long, gravel or soft. A loaded truck on soft ground is how a driveway gets damaged, so tell us in advance and we will bring the right vehicle.

Outbuildings. Barns and workshops often sit well back from the road. Distance from the building to where the truck can park is a real part of the labour, so mention it.

Townhouse complexes. Visitor parking is the limit in Willoughby and Walnut Grove. Tell us where a truck can legally stop and how far that is from your door.

Fort Langley. The heritage village core has narrow streets and difficult parking, especially on summer weekends. A weekday is much easier for a truck.

How to get ready for the crew in Langley

None of this is required — we do the lifting. Each one either saves you money or saves us a surprise on the day.

  • Tell us whether you are in the City or the Township, and roughly where — it genuinely affects routing and cost.
  • For acreage, mention gravel, long or soft driveways, and how far outbuildings sit from where a truck can park.
  • Keep scrap metal separate. We take it free, and on a farm or acreage job it is often most of the pile.
  • Keep yard trimmings and clean wood separate. They have their own much lower rate and are banned from general loads above a small share.
  • Set drywall aside — we do not haul it. The facility rates below show what it costs to take in yourself.
  • Pull fuel cans and anything with fuel in it out of the pile and point them out. Just one in a garbage load brings a minimum $80 surcharge, plus any clean-up cost. Empty propane tanks can go with the load.
  • Set paint, solvents, oil, antifreeze and batteries aside — they have free return programs and should not be in a paid load.
  • Wrap mattresses and box springs if you can. They are charged per unit and capped at four per load.
  • For a Willoughby or Walnut Grove townhouse, confirm where a truck can legally stop.
  • In Fort Langley, tell us about street width and parking, especially on summer weekends.
  • Photograph the pile and the access route, and send it with your quote request.

Where Langley junk actually goes

Langley's regional facility is the Langley Recycling and Waste Centre at 1070 272nd Street — which is in Aldergrove, at the far eastern edge of the Township. That is close if you are in Aldergrove or Fernridge and a genuine run if you are in Walnut Grove or Willoughby. It is worth knowing, because it is the main reason a Langley quote varies by where in Langley you are.

Langley loads are billed under Metro Vancouver's schedule: garbage under a tonne at $182 per tonne capped at $167 per load, and mattresses at $20 each up to four per load. Drywall is not something we haul, so it does not appear in a quote from us.

The genuinely useful Langley detail is the peak-hour exemption. Metro Vancouver charges a higher minimum for drop-offs between 10am and 2pm on weekdays at most of its facilities — but not at Langley, Central Surrey or Maple Ridge. If your load goes to the Langley centre, the time of day does not change the minimum charge. Coquitlam and the North Shore do not get that.

Large-item pickup runs separately in the two Langleys. In the Township, properties that receive municipal garbage collection can have "up to four (4) large items collected by appointment per calendar year", booked online; at most two of the four can be mattresses or box springs, and tires and renovation materials aren't accepted (Township of Langley: Large Item Pick Up). In the City, detached single-family homes "can schedule up to four large-items to be picked up each year" by calling 604-635-0999 or emailing col@emterra.ca (City of Langley: Large Item Pick-Up). Both checked 27 September 2026.

Metro Vancouver has said it is planning a full-scale recycling depot at the Langley centre, expected to be operational in 2028.

For demolition work there is a concrete recycler on 102B Avenue, and pallets have somewhere to go on 256th Street. On large property jobs the two materials worth separating are yard waste, which has a far lower rate than garbage, and scrap metal, which we take free.

Dump fees are included in our price, so none of these charges shows up as a separate line on your bill. Usable items are sometimes donated, but we don't promise it, and we publish no diversion rate we cannot evidence — recyclable and stewardship material is separated because the facilities surcharge loads containing it, and because those return programs are free.

What can’t just go in the truck

Metro Vancouver bans certain materials from the garbage stream and surcharges any load that contains them, at every facility serving Langley. That is the main reason two loads of the same size can cost different amounts: sorting before we tip is what keeps the disposal half of your quote down. Tell us if any of these are in the pile and we will plan the load around them.

Recyclables that can't ride along in the garbage

These are banned from the garbage stream because they have somewhere better to go. Most are surcharged once they pass a share of the load, so separating them before the truck is tipped is what keeps a load cheap.

  • Beverage containers, except milk product containers
  • Glass, metal, recyclable plastic and composite containers
  • Corrugated cardboard
  • Recyclable paper
  • Yard trimmings
  • Food waste
  • Clean wood
  • Expanded polystyrene packaging

When it costs extra: Most are surcharged above 5% of the load, with all banned materials combined capped at 5%. Food waste is allowed to 25% and expanded polystyrene to 20%, and those two are excluded from the combined total.

Hazardous and operational-impact materials

These are restricted because they are dangerous to handle or they damage the facility. One item is enough for a surcharge (at least $80 at Metro Vancouver facilities), plus the potential cost of removal, clean-up or remediation.

  • Propane tanks
  • Liquids and sludge, and any liquid container 205 L or larger
  • Gypsum (drywall) and mattresses, which have their own rates
  • Automobile bodies and parts
  • Wire, hose, rope and cable over 1 metre long
  • Inert fill — soil, sod, gravel, concrete and asphalt — over 0.5 cubic metres per load
  • Single objects over 100 kg, 2.5 m long or 1.2 m wide (1.0 m at the Waste-to-Energy Facility)
  • Railroad ties and creosote-treated wood
  • Giant hogweed, daphne/spurge laurel and devil's club, taken only at the Waste-to-Energy Facility
  • Hazardous waste as defined by the BC Hazardous Waste Regulation

When it costs extra: Surcharged if a single item is found in the load, plus any remediation cost.

Product stewardship materials with their own return programs

BC's Recycling Regulation gives these their own take-back programs, so they are banned from garbage loads at the facilities. Most can be returned free at a depot, which is usually cheaper than paying to dispose of them.

  • Paint and paint containers
  • Solvents, flammable liquids and gasoline
  • Pesticides
  • Oil, oil filters, oil containers and lubricating oils
  • Antifreeze and its containers
  • Lead acid batteries
  • Pharmaceuticals and medications
  • Electronics and electrical products, including metal household or commercial appliances
  • Tires

When it costs extra: Surcharged if a single item is found in the load, plus any remediation cost.

Questions

Straight answers

How much does junk removal cost in Langley?

One price with the dump fees included, based on how much junk there is and what kind. The pricing table above has the ranges, and they are the same across the City and the Township.

Where does junk from Langley go?

To the Langley Recycling and Waste Centre at 1070 272nd Street, which is in Aldergrove at the far eastern edge of the Township. Metro Vancouver has said it plans a full-scale recycling depot there, expected to be operational in 2028.

Is it cheaper to dump at certain times in Langley?

This is a genuine Langley advantage: no. The peak-hour minimum charge that Metro Vancouver applies between 10am and 2pm on weekdays does not apply at the Langley centre. Langley, Central Surrey and Maple Ridge are the exemptions, so a midday drop-off here costs the same as any other time. Coquitlam and the North Shore do not get that.

Do you clear acreages, barns and outbuildings in Langley?

Yes, and it is the most distinctively Langley job we do. Properties through Milner, Salmon River, Campbell Valley and Fernridge come with barns, workshops and decades of equipment. Tell us about gravel, long or soft driveways and how far outbuildings sit from where a truck can park. Most of the metal leaves as free scrap rather than paid garbage.

Is Langley the City or the Township?

Both, and it is worth telling us which. The City of Langley is small and central, around the Bypass and Willowbrook. The Township wraps around it and is about thirty times larger, from Walnut Grove down to the border and east to Aldergrove. We serve all of it, but the distances are real and they affect scheduling.

Do you take yard waste in Langley?

Yes, and separating it is the main saving on a large Langley lot. Yard trimmings and clean wood are charged at a much lower rate than garbage and are banned from general loads above a small share, so keeping them apart genuinely lowers the bill.

Can you take renovation and demolition debris in Langley?

Yes — tile, lumber, flooring, cabinets and fixtures. We do not take drywall or asbestos; residents can take used drywall from their own home, double-bagged, to a Metro Vancouver recycling and waste centre or the Vancouver Landfill in Delta. Concrete, soil and other inert fill is restricted above half a cubic metre per load, so a demolition load usually needs splitting. There is a concrete recycler on 102B Avenue, which helps.

Which parts of Langley do you serve?

All of it — Willoughby, Walnut Grove, Willowbrook, the City centre, Murrayville, Brookswood, Fort Langley, Aldergrove, Fernridge, Milner, Salmon River and Campbell Valley. In Fort Langley, tell us about street width and parking, especially on summer weekends.

Do you offer same-day junk removal in Langley?

Yes. Same-day pickup is guaranteed in both the City and the Township of Langley, at no extra charge.

What can't you take from a Langley property?

Anything banned from general garbage: full propane tanks, fuel, paint, solvents, pesticides, oil, antifreeze and lead acid batteries, all of which have free return programs. Appliances, electronics and tires are banned too. We pick up appliances free, tires are priced like the rest of your load, and electronics go through our e-waste pickup, which is priced separately.
