Movers in Burnaby, BC

Most Burnaby moves are apartment moves: towers where the loading bay has to be booked, and low-rise buildings across the city. We plan the crew around your building's move window, and around the City's Traffic Control Permit when the truck needs a metered space on the street. Locally owned, with better labour prices than the big franchises, no hidden fees, and we answer our own phones.

Moving in Burnaby: what to know

Most Burnaby moves are apartment moves. In the 2021 Census, 29% of Burnaby homes were in buildings of five or more storeys and another 24% in low-rise apartment buildings, while 19% were single-detached houses. Four in ten households rent, and about 37,500 residents, more than one in seven, had moved in the year before.

The towers are concentrated around Metrotown, along the Brentwood and Gilmore corridor on Lougheed Highway, and at Edmonds and Highgate in the southeast. They almost always have a bookable elevator and loading bay, and almost always a strata rule about when either can be used. The older houses in Burnaby Heights, on Capitol Hill and around Deer Lake bring lanes, steep approaches and long driveways instead.

Homes and buildings: moving day in Burnaby

Towers. Book the elevator and loading bay with your building first, then give us the window. Most Burnaby buildings want notice, several only allow moves outside peak hours, and newer towers can have low parkade clearances that decide which truck we bring.

Townhouse complexes. In Burquitlam and around Lougheed there's usually no loading bay, and visitor parking is the limit. Tell us where a truck can legally stop and how far that is from your door. The carry doesn't change the price, but it does change how we plan the crew.

Lanes and slopes. Burnaby Heights and Willingdon Heights are largely served by lanes, which are narrower than they look on a map. Capitol Hill and Burnaby Mountain have genuinely steep approaches, and on a steep, wet driveway we would rather send an extra pair of hands than rush.

What every Burnaby move includes

  • Moving blankets and plastic wrap for furniture, dollies and straps for heavy pieces, and floor protection.
  • Beds, tables and other furniture taken apart where needed and put back together at the new place.
  • A crew sized to your home: usually 2 movers for a studio or one-bedroom, 3 for two or three bedrooms, and 4 for larger homes.
  • No travel fee, and no extra charge for stairs, a long carry or a building without an elevator.
  • Moves 7 days a week. A few days' notice is usually enough.
  • Boxes and supplies for sale: cardboard and wardrobe boxes, mattress and TV covers, tape, packing paper and bubble wrap.
  • Storage if there's a gap between moving out and moving in.
  • Anything you're not taking hauled away in the same booking.

As a rough guide, a one-bedroom move takes 3 to 4 hours, a two-bedroom 4 to 6 hours and a three-bedroom 6 to 9 hours. If you need to cancel a booked move, the deposit isn't refunded, but it can be moved to a new date.

Condo moves: you book the elevator and loading bay with your building. If your strata charges a fee for the move, BC's Strata Property Regulation allows a fee for using common property only when it is reasonable and set out in a bylaw or a ratified rule (section 6.9, checked 1 October 2026).

Parking the moving truck in Burnaby

In a tower, the loading bay is the place to load: book it with the building.

On the street, holding a metered space for the truck needs a Traffic Control Permit from the City of Burnaby. The permit's fee covers the parking meter charges and any signs the City puts up. Paying doesn't guarantee the space stays clear the whole time, the City can cancel the occupancy if it becomes a hazard or a nuisance, and an extension costs a separate processing fee. Burnaby Parking Services answers questions on 604-294-7944.

Before moving day in Burnaby

  • Book the elevator and loading bay with your building, ask for the parkade height limit, and send us both.
  • Need a metered space on the street? Call Burnaby Parking Services (604-294-7944) about a Traffic Control Permit well before moving day.
  • In a townhouse complex, confirm with your strata where a moving truck may stop.
  • Loading from a lane in the Heights? Make sure it will be clear on the day.
  • Getting rid of things before you go? The Burnaby Eco-Centre on Still Creek Drive is the City's recycling drop-off; check what it accepts before you drive over.

Moving to or from Burnaby

Burnaby sits in the middle of the region, between Vancouver to the west and New Westminster, Coquitlam and Port Moody to the east, so most local moves from here are short drives. They're priced by the size of the home, as the table above shows, with no travel fee.

For a move further afield, we cover the rest of BC and Alberta. Long-distance moves within BC currently run $2,000 to $9,000, and moves to Alberta $3,000 to $10,000, depending on the size of the home and the distance.

Questions

Straight answers

How much do movers cost in Burnaby?

A Metrotown tower and a Burnaby Heights house are priced the same way: by the size of the home. A studio or one-bedroom move is a flat $599, and a 20% deposit ($120) books the date. Two-bedroom homes run $800 to $1,400 and three-bedroom homes $1,200 to $2,000; hourly moves are $120 to $180 an hour for 2 movers and a truck. There is no travel fee.

Do you work around Burnaby strata move hours?

Yes. Many Burnaby buildings only allow moves at set times, often outside peak hours. Book your window with the building and we size the crew to finish inside it.

Will your truck fit in my Burnaby parkade?

Newer towers can have low parkade clearances. Ask your building for the height limit and tell us when you book; it decides which truck we bring.

Do I need a permit to park a moving truck in Burnaby?

To hold a metered space on the street, the City of Burnaby requires a Traffic Control Permit; its fee covers the meter charges and any signs. In a tower, book the loading bay with your building instead. Burnaby Parking Services: 604-294-7944.

Do you charge more for steep driveways on Capitol Hill or Burnaby Mountain?

No. Steep driveways and stairs never change the price. On a steep or wet approach we send enough movers to do it safely.
