Junk removal in Tsawwassen: what to know

Tsawwassen sits at the southwest tip of Delta, near Boundary Bay and the BC Ferries terminal. Most homes are detached houses and townhomes, with a growing number of newer builds, and downsizing, estate cleanouts and garage and yard clear-outs are the usual calls.

What makes Tsawwassen different is that it runs on two sets of rules. Homes in the City of Delta's part of Tsawwassen are on the City's program: four large items a year through its Large Item Pick-Up, and Tsawwassen's own Spring Clean-Up day. Homes on Tsawwassen First Nation lands are not. TFN runs its own collection, and for leasehold residents it is piloting its own large-item pick-up, free until March 2027 and with its own item limits and refused list.

Either way, both programs collect only from the curb, and neither takes renovation debris, yard waste or tires. That's where we come in, on both sides of the line.

The jobs we get called for in Tsawwassen

Downsizing and estate clear-outs

Clearing a long-held family home is a typical Tsawwassen call. We sort what the family wants kept, clear the rest, usually in a day, and work with a key or lockbox if you can't be there. Usable pieces are sometimes donated, though we can't promise it.

What neither program takes

The City's large-item program and TFN's pilot both refuse renovation debris, yard waste and tires. We haul renovation debris and yard waste by the load, and tires are priced with the rest of the load. Drywall we don't take either.

Garage and yard clean-ups

A garage cleanout is one flat rate, whatever is in it, with the dump fees included. Branches, hedge trimmings and soil are priced by the load.

Past the pick-up limits

The City allows four items a year; TFN's pilot allows up to eight a household for the pilot period. A move or a clear-out often needs more, and everything that has to come out of the house rather than off the curb is ours to carry.

Tsawwassen housing and the areas we cover

Detached homes and townhomes make up most of Tsawwassen, many near the water with long driveways or tight access, which is worth mentioning when you book.

Newer builds are a growing share.

Tsawwassen First Nation lands are served by TFN rather than the City, and TFN's large-item pilot is for its leasehold residents.

What kind of junkSoil and concrete are priced differently from furniture of the same size because they weigh more. Appliances and scrap metal are free.

Getting a truck to your door in Tsawwassen

Long driveways and homes near the water. Tell us how far the pile is from where a truck can stop, and whether the driveway is narrow or steep.

Curbside timing. If you're also using a program, put City large items out by 7am on the booked day and not before; TFN asks for items no more than 24 hours ahead of its pickup. We don't need anything at the curb.

How to get ready for the crew in Tsawwassen

None of this is required — we do the lifting. Each one either saves you money or saves us a surprise on the day.

  • On City of Delta streets, check your four City large-item pick-ups first: book with Remple Disposal at (604) 835-1792.
  • On Tsawwassen First Nation lands, leasehold residents can apply online for TFN's Large Item Pick-Up Pilot (May 1, 2026 to March 31, 2027): up to eight items per household over the pilot, no fees, pickup timing by email.
  • Tsawwassen's City Spring Clean-Up was on March 30 in 2026. Check the City's page for next year's date.
  • Set aside drywall, anything that may contain asbestos, paint, fuel and chemicals; we don't take them. Empty propane tanks can go with the load.
  • Photograph the pile and the route out, and attach the photos to your quote request.

Where Tsawwassen junk actually goes

The nearest public facility is the Vancouver Landfill at 5400 72nd Street in Delta, a City of Vancouver site charging under Vancouver's schedule, shown in the fee table above. It takes residents' used drywall.

Dump fees are included in our price, so none of these charges shows up as a separate line on your bill.

What can’t just go in the truck

Metro Vancouver bans certain materials from the garbage stream and surcharges any load that contains them, at every facility serving Tsawwassen. That is the main reason two loads of the same size can cost different amounts: sorting before we tip is what keeps the disposal half of your quote down. Tell us if any of these are in the pile and we will plan the load around them.

Recyclables that can't ride along in the garbage

These are banned from the garbage stream because they have somewhere better to go. Most are surcharged once they pass a share of the load, so separating them before the truck is tipped is what keeps a load cheap.

  • Beverage containers, except milk product containers
  • Glass, metal, recyclable plastic and composite containers
  • Corrugated cardboard
  • Recyclable paper
  • Yard trimmings
  • Food waste
  • Clean wood
  • Expanded polystyrene packaging

When it costs extra: Most are surcharged above 5% of the load, with all banned materials combined capped at 5%. Food waste is allowed to 25% and expanded polystyrene to 20%, and those two are excluded from the combined total.

Hazardous and operational-impact materials

These are restricted because they are dangerous to handle or they damage the facility. One item is enough for a surcharge (at least $80 at Metro Vancouver facilities), plus the potential cost of removal, clean-up or remediation.

  • Propane tanks
  • Liquids and sludge, and any liquid container 205 L or larger
  • Gypsum (drywall) and mattresses, which have their own rates
  • Automobile bodies and parts
  • Wire, hose, rope and cable over 1 metre long
  • Inert fill — soil, sod, gravel, concrete and asphalt — over 0.5 cubic metres per load
  • Single objects over 100 kg, 2.5 m long or 1.2 m wide (1.0 m at the Waste-to-Energy Facility)
  • Railroad ties and creosote-treated wood
  • Giant hogweed, daphne/spurge laurel and devil's club, taken only at the Waste-to-Energy Facility
  • Hazardous waste as defined by the BC Hazardous Waste Regulation

When it costs extra: Surcharged if a single item is found in the load, plus any remediation cost.

Product stewardship materials with their own return programs

BC's Recycling Regulation gives these their own take-back programs, so they are banned from garbage loads at the facilities. Most can be returned free at a depot, which is usually cheaper than paying to dispose of them.

  • Paint and paint containers
  • Solvents, flammable liquids and gasoline
  • Pesticides
  • Oil, oil filters, oil containers and lubricating oils
  • Antifreeze and its containers
  • Lead acid batteries
  • Pharmaceuticals and medications
  • Electronics and electrical products, including metal household or commercial appliances
  • Tires

When it costs extra: Surcharged if a single item is found in the load, plus any remediation cost.
